Tuscan Escapes acquires Hotel Giardino in Livorno: strategic redevelopment project under way.

The transaction promoted by Doveri Holding and Inghilesi Sviluppo e Partecipazioni aims to create an innovative three-star 'open-air' property ahead of the development of the city's new nautical hub.

Tuscan Escapes S.r.l., a company backed by Doveri Holding and Inghilesi Sviluppo e Partecipazioni, has completed the acquisition of Hotel Giardino in Livorno. The deal marks another step in its investment plan in Tuscan hospitality and real estate, focused on repositioning lodging assets in areas with strong infrastructure and tourism growth.

The acquisition of Hotel Giardino fits an investment approach with significant revaluation potential. The property stands in an area set for deep urban transformation driven by the new Livorno tourist port, an infrastructure project that will redefine the city's waterfront and attract new flows of yachting, tourism and related commercial activity.

Tuscan Escapes' strategy is to get ahead of the neighbourhood's urban regeneration cycle, giving the city a modern lodging product able to meet growing demand linked both to the new marina and to the traditional maritime, business and cultural flows of the Tuscan coast.

The building will undergo a radical architectural, functional and systems upgrade. The development concept aims to create a distinctive guest experience that is hard to replicate in the three-star segment.

The project enhances the property's outdoor spaces with extensive shared green areas, shaded dehors and open-air lounge zones designed for guest relaxation, remote work in a natural setting and outdoor breakfast.

The refurbishment will incorporate high standards of energy efficiency and essential, welcoming design finishes, positioning the hotel at the top of the three-star category for value for money and perceived comfort.

The initiative strengthens strategic collaboration between Doveri Holding and Inghilesi Sviluppo e Partecipazioni, combining financial expertise, real-estate development vision and deep knowledge of the economic fabric of the Tuscan coast. "With Tuscan Escapes and the acquisition of Hotel Giardino, we intend to deliver a contemporary hospitality model that is accessible yet strongly distinctive. Proximity to the future tourist port will radically change the character of this urban quarter: our answer is a project built on private greenery, architectural quality and maximum liveability for guests."

Doveri Holding and Inghilesi Sviluppo e Partecipazioni invest in Real Italian Cars.

A strategic partnership to accelerate bespoke excellence in classic-car restoration.

Doveri Holding and Inghilesi Sviluppo e Partecipazioni have formalised a joint investment in Real Italian Cars, the Tuscan atelier based in Fornacette that has become an international reference point for bespoke restoration, customisation and the export of classic Italian vintage cars, with a particular focus on the iconic Fiat 500.

Doveri Holding and Inghilesi Sviluppo e Partecipazioni will support founding partner Mattia Vita on a path of structured growth and corporate consolidation. The primary focus will remain on exclusivity and made-to-measure bespoke service, preserving limited, high-quality volumes.

The company intends to consolidate and strengthen its commercial presence in key high-purchasing-power markets (United States, Palm Beach, the Hamptons, the United Kingdom, Switzerland and Asia), while continuing to promote and protect the skilled craftspeople of the Fornacette and Lucca area. The entry of the two Tuscan investors is based on a clear strategic vision: to turn a craft excellence into a global lifestyle-collecting brand, without yielding to mass production.

In contemporary collecting and high-end restomod, value is not driven by scale but by uniqueness, restoration precision and the care taken with the customer experience. The planned path aims to strengthen the atelier's operational solidity and structure, keeping volumes selective and tightly controlled so that every completed car remains a one-of-a-kind collector's piece.

Real Italian Cars' operational heart remains firmly anchored in its Tuscan workshops, where master body specialists and mechanics carry out full frame-off restorations. The investment will optimise the search and selection of original vintage bodies, further raise standards for interior and exterior finishes (from bespoke leather trim to nautical-wood details on Spiaggina Marina versions) and refine mechanical components to ensure maximum reliability.

The partnership between Doveri Holding and Inghilesi Sviluppo e Partecipazioni, now more than a decade old, reflects a commitment to investing in projects that combine Tuscan roots and manufacturing identity with the ability to compete in global markets. "Investing in Real Italian Cars means believing in the timeless value of authentic Made in Italy and top-tier Tuscan craftsmanship. The goal is not high volume, but to position the atelier among the world's absolute benchmarks for bespoke collecting, offering a select clientele an irreplaceable masterpiece of design, style and manufacturing quality."

Project Cosmesi

Doveri Holding invests in the Fare Trend S.r.l. cosmetics platform.

The aggregation of TrendColor, Inunup and New Cosmesy creates an integrated player with over €65 million in revenue.

Doveri Holding has completed its entry into the share capital of Fare Trend S.r.l., the holding company established to build an industrial platform of excellence in third-party cosmetic production (CDMO – Contract Development and Manufacturing Organization). The transaction brings together three established names in the Italian beauty sector: TrendColor (specialising in high-end make-up), Inunup (focused on emulsions, skincare and contract manufacturing) and New Cosmesy (a leader in compact powders, anhydrous products and fragrances).

Doveri Holding's investment in Fare Trend rests on strategic industrial and financial pillars identified through business and market analysis. The global cosmetics market shows a growing tendency among major brands to outsource production: a very large share of worldwide make-up output is now entrusted to specialised third-party operators (CMO/CDMO). In this context, Italian manufacturers hold a niche global leadership position in the high-end cosmetics market, thanks to recognised excellence in formulations and manufacturing processes.

Emerging and independent cosmetic brands (indie brands), often linked to celebrities and digital channels, are the fastest-growing segment of the entire cosmetics industry, with estimated global market share rising from 21.4% (2019) to 33.2% by 2028 (CAGR +10.3%). The Fare Trend group already has a strong presence as a strategic supplier to leading international brands, offering innovative formulas at highly competitive prices.

The integration of TrendColor, Inunup and New Cosmesy creates a 360-degree offering capable of covering every product category in beauty.

This complementarity enables immediate commercial cross-selling synergies among existing customers, allowing brands to consolidate their orders with a single integrated industrial partner.

Under the transaction structure, Fare Trend S.r.l. holds 85.3% of the operating vehicle NewTrendUp S.r.l. (with the remaining 14.7% reinvested by the founding shareholders of the target companies), which in turn owns 100% of the three operating companies.
